Our direct private lenders provide debt and structured financing for property owners and in many cases most other lenders only offer a comparable commercial valuation within the appraisal process. This in most cases undervalues what the needs are, especially when the maximum LTV is only (60% to 65%) against the asset.

What separates our lender(s) from many others? They will consider future completion construction valuations along with any licenses already owned and obtained. By doing so, this affords the borrower a much greater upfront valuation, thus increasing the amount of money abled to be borrowed against the property and or its assets. This furthermore also affords the borrower greater capital options to either purchase the property or refinance, including development / expansion capitalizations.

Our lending programs can offer either principle & interest or interest only payments from (1 to 5 years) terms. This will give the borrower lesser monthly debt service obligations and greater flexibility before their project becomes fully operational or profitable.
